RICS tell public Alex Frame has passed away

On the 19.08.25 I received an enquiry from a member of the public who had previously engaged the services of Alex Frame as his party wall surveyor.

 

He was contacting me to ask if I could be appointed as his surveyor because he had been told by the RICS that Alex Frame had passed away.

 

I advised following that deeply distressing news that I could be appointed under s.10(5).  As part of my due diligence, I asked the member of the public to provide me with a copy of the evidence of Mr Frame’s passing.  He provided me with a copy of an email from the RICS complaints department stating “Following our internal checks, regret to inform you that Mr Alexander Frame has passed away.  As a result, they are no longer a regulated member of RICS and we are therefore unable to pursue a formal investigation or take any regulatory action in relation to the concerns raised”.

 

Now I make no comment as to the justification of the complaint but for the RICS to circulate this open information one would have expected that they had done their due diligence to check whether Mr Frame had in fact passed away.  Possibly calling him might have been a starting point.

 

Notwithstanding, the member of the public was fully entitled to rely upon this RICS statement.

 

I had to notify a number of other parties in relation to party wall matters where Mr Frame was involved in one way or another to ensure that everybody was properly appraised of the situation.

 

I contacted Mr Conrad a building owners surveyor in a party wall matter where Mr Frame was the escrow account holder for security of expenses.

 

Mr Conrad responded on the 19.08.25 saying that Mr Frame was alive!  That was obviously a shock (albeit good news).  I contacted the member of the public and he contacted the RICS on the 19.08.25 by phone.  He advised them that he had been told that Mr Frame was alive.

 

The RICS response was “no he has passed away!!!!”

 

What the hell is going on, I emailed Mr Frame and he confirmed that he was in fact alive and well.

 

Just what the hell does the RICS think they are doing writing such outrageous statements about the passing of one of their members.  Is this really what they think of their members?

 

This is outrageous and a complete lack of integrity and professionalism.  It was distressing enough for me to hear of Mr Frame’s passing, goodness knows what Mr Frame experienced when he was told that people were talking about his passing.

 

The word spread and surveyors were contacting the Faculty and then the Faculty put out a newsletter saying Mr Frame is alive.

 

You really cannot make this sort of incompetence up.  How could anyone do such a horrendous and vile thing.  Well, we know the RICS can, they are totally unprofessional, unreliable organisation.  They have absolutely no respect for its members or the public.  They are an absolute disgrace.

 

Should they be stripped of their Charter, yes they most certainly should.

 

When you add to this the problems with their President that was elected in January being suspended it is no wonder no one has any faith in the RICS.

 

Shockingly most RICS members that I talk to have absolutely no respect for their organisation, says it all really!!!!
